What started as a beautiful sunny day, typical of our Tumut spring weather, the bidders were out in force today at the Auction of 54 Howick Street, Tumut.  A great turn out with approximately 15 attendees showing up to the Auction creating an enthusiastic bidding atmosphere.

Two stand-out bidders took full control of the Auction as they competed to secure this huge family home.  As the bidding came to an end, the home sold for a very reasonable price of $231,000 to a very excited young family, who were out to find their perfect first home.  Taking advantage of the current market conditions and low interest rates, this is a fantastic result for them.

As the blossoms burst forth and the days grow a little longer it is a great feeling to know that Spring is around the corner. I believe we had a mild winter and of course the rain has been welcome, filling up creeks, dams and tanks, providing much needed water for households and stock across our Shire. 
If you are contemplating having your home assessed with a view to placing it on the market in the next few months you may be able to take advantage of our free market appraisal service. We provide you with a price that we believe your property could sell for in this market. 
All of us are aware that the media talk about the clearance rates in capital cities but this strong trend has not reached country towns as yet. So the news for the homeowner is as follows - be realistic, check out other prices in your area and be prepared to listen to advice from the agent and don’t be afraid to call the agent for information. It is also advisable to call your bank to check your payout figure—some people with a fixed rate loan have additional interest to pay if they are selling. This could create some issues. Also, if you have a combined house/car loan you may need to talk to your lender—you may not get what you owe! 
Spring is a great time for a clean up and maintenance so create a list and organise the tasks to be done. Presentation is important, even if you are not selling it gives the household a great lift and you create new storage—amazing!
